SDLT software for conveyancers and solicitors

Complete the SDLT return on the day of completion in a few minutes. Agent details are already filled in, the tax is calculated as you go, and the SDLT5 is ready for registration.

Made for completion day

Less re-keying, fewer rejections

Built around how conveyancing teams actually work: fee earners, assistants, matter references and the 14-day clock.

Faster keying

Firm agent details are pre-filled on every return. The wizard follows the SDLT1 box order, and Enter moves you to the next field.

Fewer rejections

NINO, date of birth, local authority codes, relief codes and postcode jurisdiction are checked before you submit — not after HMRC rejects the return.

No missed deadlines

Every open matter is shown against its 14-day deadline, with reminders to the fee earner and an alert when unpaid tax reaches day 11.

Team workflow

Assign cases to fee earners. Assistants prepare returns; authorised staff submit. Reassign or export in bulk.

Registration-ready

The SDLT5 certificate is stored against the matter with the UTRN. Mark it as sent to HM Land Registry so nothing slips.

File-review ready

A full audit trail and the exact messages exchanged with HMRC — evidence for SRA file reviews and PI insurers.

Does FileSDLTonline replace our case management system?

No — it sits alongside it. FileSDLTonline handles the SDLT return from start to finish. Cases are created with your own matter reference and can be exported to CSV.

Can we file under our firm's own Stamp Taxes Online account?

Yes, and you must. Each firm adds its own Government Gateway user ID, password and STORN. They are encrypted and only used when a return is sent to HMRC.

How do agent details get onto every return?

Save your firm's default agent details once in your firm profile. They are pre-filled into every new return and can be changed per case.

What do we send to HM Land Registry?

Once HMRC accepts the return, print the SDLT5 certificate from the case and include it with your registration application. You can mark each case as sent so nothing is missed.

Can our assistants prepare returns?

Yes. The assistant role can prepare and edit returns but cannot submit them. A fee earner, admin or owner submits.

What if HMRC rejects a return?

The case is marked "Rejected" on the dashboard. HMRC's errors are shown in plain English with a link to the field to correct, and you can resubmit once fixed.

File your next SDLT return the easy way

Set up your firm in minutes. Key the return, check the tax and validate it against HMRC's rules before anything is sent.
