Start filing SDLT returns online
Before you can file, your firm needs its own Stamp Taxes Online enrolment with HMRC. Here's the whole process, step by step.
Getting started in two minutes
Enrolling with HMRC, finding your STORN and setting up your firm in FileSDLTonline — narrated, with captions.
Enrol for Stamp Taxes Online
Allow about 10 working days for HMRC's activation code to arrive (around 21 if you're based abroad).
Government Gateway
Create a Government Gateway user ID and password for the firm — an organisation account rather than a personal one.
Enrol
In HMRC Online Services, enrol for "Stamp Taxes for Agents" (or the organisation version if you file your own returns).
Note your STORN
The 10-digit Stamp Taxes Online Reference Number appears on screen when you enrol. Keep it safe.
Activate
HMRC posts an activation code. Enter it in Online Services to switch the service on.
Set up in about ten minutes
1. Create your account
Sign up with your firm's name, choose a plan, and invite fee earners and assistants with the right roles.
2. Add your credentials
Enter your Gateway user ID, password and STORN. Use "Test connection" to confirm HMRC accepts them — no return is sent.
3. Save your agent details
Add your firm profile and default agent block, so every new return is pre-filled.
While enrolment is in progress you can already set up the firm, add users and prepare returns. You'll be able to submit as soon as HMRC activates your service.
