Form-style preview

Autosave as you type

Every change is saved within a second, so nothing is lost if you're interrupted mid-return.

Keyboard-first

Press Enter to move to the next field. Fee earners key returns quickly without reaching for the mouse.

Steps appear when needed

The lease and SDLT4 steps only appear when the transaction needs them.

Postcode checks

Scottish and Welsh land is stopped at the property step, with the correct tax authority named. Address and UPRN lookup is available too.

Multiple buyers, sellers and properties

SDLT2 and SDLT3 counts are worked out for you, with up to 99 parties per return.

Familiar review page

Check the finished return laid out like the SDLT1, box by box, before you submit.

Calculation engine

Every rate, surcharge and relief — by effective date

Rate tables are held by date, so a return for a completion two years ago uses the rules that applied then. When a Budget changes the rates, we add a new rate table — there's no software upgrade to wait for.

  • Residential rates, including the 2020–21 holiday periods and the 2022–25 nil band
  • Higher rates for additional dwellings (3% before 31 October 2024, 5% from that date)
  • Non-resident 2% surcharge, applied on top of every band
  • Company purchases: higher rates, the 15%/17% flat rate and relief from it
  • First-time buyer relief, with the cap and a cliff-edge warning
  • Non-residential and mixed use, lease premium and rent NPV at 3.5%
  • Linked transactions, and the six-or-more-dwellings election shown both ways
Company purchase · £720,000 Relief claimed
Up to £125,000 at 7%£8,750
£125,001 – £250,000 at 9%£11,250
£250,001 – £925,000 at 12%£56,400
Total SDLT£76,400

Higher rates for additional dwellings + 2% non-resident. Relief from the flat rate claimed (property rental business).

Validation & filing

Checked, submitted and followed to acceptance

Before anything goes to HMRC, the return is checked against HMRC's published business rules and validated against the SDLT 6.3 schema. Then it's sent under your firm's own Stamp Taxes Online credentials, and the response is tracked through to the end.

  • Errors use HMRC's rule numbers and link straight to the field to fix
  • Optional test run against HMRC's validation service, without filing anything
  • HMRC's response is checked automatically, with a live monitor on screen
  • HMRC rejections sorted into data, credential and system problems
  • Accepted returns are locked, and an identical return can't be sent twice by mistake
  • Every message to and from HMRC kept, with passwords removed

Certificates, deadlines and reports

SDLT5 certificate

UTRN, certificate number (IRmark), acceptance time, property and parties. Print it, email the details to the client and mark it as sent to HM Land Registry.

Deadline engine

Red, amber and green deadlines; reminders at 7, 3 and 1 days; overdue penalties explained; unpaid cases flagged at day 11.

Higher-rates refunds

When the previous main residence hadn't sold at completion, the case is flagged with its 36-month refund window, so your client can reclaim the higher rates.

Client documents

A printable band-by-band calculation for the client, an amendment letter template, and a secure document store on each case.

Which SDLT forms does FileSDLTonline support?

The SDLT1 land transaction return, the SDLT2 for additional buyers and sellers, the SDLT3 for additional properties and the SDLT4 for commercial, company, lease and contingent-consideration details. The SDLT5 certificate is stored on acceptance.

How does the calculator handle surcharges?

It applies the higher rates for additional dwellings, the 2% non-resident surcharge, the corporate flat rate (with relief where a qualifying business applies) and first-time buyer relief, using the rate tables in force on the effective date.

Can it calculate tax on a new lease?

Yes. It calculates tax on the premium and on the net present value of the rent, discounted at 3.5% a year. Rent for years six onwards is taken as the highest rent in any 12 consecutive months of the first five years.

What happens if my return has errors?

Errors are shown as you work and listed in full on the Validate step. Each one uses HMRC's rule number and links to the field to fix. The submit button stays disabled until the return is clean.

Can several people work on the same case?

Yes. Cases can be assigned to fee earners, assistants can prepare returns, and only users with permission can submit. Every change is recorded in the case audit trail.

Can I export my data?

Yes. Case lists and reports export to CSV, client calculations print to PDF, and the SDLT5 certificate can be printed or saved as PDF.
