Linked transactions

Tax calculated on the aggregate consideration and apportioned to each transaction, with the working shown.

Six or more dwellings

Residential and non-residential results shown side by side, so you can make — and record — the election.

Multiple properties

Up to 99 properties on one return, each reported as an SDLT3 with its own title and local authority.

New leases

Premium and rent NPV for residential and commercial leases, with the SDLT4 lease details captured.

Company buyers

UTR, VAT or company registration number carried on the SDLT4, and corporate rates applied correctly.

Relief rules checked

Multiple dwellings relief stopped for effective dates from 1 June 2024; Freeport and seeding relief dates checked.

Filing yourself or through an adviser? A company can enrol for Stamp Taxes Online as an organisation and file its own returns. Many property companies prefer their accountant or solicitor to file with FileSDLTonline — both work the same way.

Can a property company file its own SDLT returns?

A company enrolled for HMRC Stamp Taxes Online as an organisation can file its own returns. Many property companies file through their accountant or solicitor using FileSDLTonline instead.

How are linked transactions handled?

Enter the total consideration for all linked transactions. Tax is calculated on the total and apportioned to each transaction by its share of the consideration.

What about buying six or more dwellings at once?

Six or more dwellings in one transaction can be treated as non-residential. FileSDLTonline shows both figures so you can make — and record — the choice.

Is multiple dwellings relief available?

Multiple dwellings relief was abolished for transactions with an effective date on or after 1 June 2024, unless contracts were exchanged on or before 6 March 2024. FileSDLTonline checks this automatically.

Can one return include several properties?

Yes. Additional properties are reported as SDLT3s within the same return — up to 99.

Do you support new commercial leases?

Yes. Premium and rent NPV are calculated, and the SDLT4 details required for non-residential property are captured.
